Challenge

Bloom Poplar is a sustainably focused, multi-let industrial and logistics scheme on a 4-acre brownfield site in East London. The project presented several challenges, including demolishing outdated structures, securing site acquisition, and delivering 106,901 sq ft of high-quality space suitable for a range of industrial and commercial tenants. Striking the right balance between flexibility, performance, and environmental standards was critical. 

Solution

G&T is providing Cost Management services, having been involved from the early planning and acquisition stages. The team continues to support the client by managing evolving cost plans, assessing options for refurbishment, new build, and hybrid solutions. We are actively overseeing the procurement process and maintaining cost control during construction, ensuring the project adapts to market conditions while remaining financially robust. Our ongoing involvement is key to delivering a flexible, sustainable logistics scheme that aligns with the client’s ambitions and budget.

Outcome

Construction is underway on seven flexible industrial units varying from 1,500 sq ft to 70,000 sq ft. Once completed, Bloom Poplar will offer modern, sustainable warehousing with integrated office facilities and EV infrastructure, establishing itself as a flagship logistics destination in East London. G&T’s cost oversight and strategic guidance continues to safeguard value and ensure delivery aligns with client expectations and market demand.
