Challenge

Vita Group’s 48-storey purpose-built student accommodation (PBSA) tower in Canary Wharf posed significant challenges due to its constrained urban site and the requirement to secure Gateway 2 approval. These factors introduced uncertainty around the programme and potential implications for project funding, creating a complex environment for the project’s financial stakeholders.

Solution

G&T is providing comprehensive Development Monitoring services on behalf of the lender, advising throughout the delays associated with Gateway 2 approval. By closely tracking progress, assessing risks, and maintaining clear communication with all parties, we ensure the lender has the information needed to navigate delays and maintain funding support.

Outcome

Thanks to G&T’s proactive oversight and strategic advice, the project has remained on track despite regulatory hurdles and is now progressing towards completion. Our support enabled the lender to make informed decisions during a key stage of development, helping to safeguard the viability of a major high-rise addition to London’s PBSA sector.
