Challenge

The brief was to deliver a high quality, purpose built life sciences facility in Govan that could support advanced healthcare innovation while also providing an accessible and welcoming destination for the local community. The project demanded close coordination between Kadans Science Partner, the University of Glasgow and Scottish Enterprise, alongside the integration of specialist laboratory space, commercial accommodation and public amenities through a complex two stage Design & Build procurement route. Ambitious performance targets, including BREEAM ‘Excellent’ and WiredScore 'Platinum', added further complexity and required a disciplined approach to cost control and delivery.

Solution

G&T provided Cost Management services, helping to steer the project through its two stage Design & Build route, supporting the delivery of an 87,000 sq ft facility that brings together high specification laboratories, office space and publicly accessible ground floor amenities, including a café and collaborative areas. Our involvement helped maintain focus on value, quality and deliverability across the full scope of works, which included extensive external infrastructure, soft landscaping, and car and cycle parking, while enabling the project team to meet its sustainability ambitions through measures such as a significant rooftop solar array.

Outcome

The completed Health Innovation Hub has created a new focal point for life sciences innovation in Govan and is now home to a growing community of tenants, including the HealthTech Innovation & Translation Lab, a partnership between the University of Glasgow and NHS Greater Glasgow and Clyde. By helping deliver a facility that successfully combines research, commercial and community uses, G&T contributed to a development that is expected to support 446 high value jobs and generate an estimated £136 million in GVA over eight years, strengthening Govan’s position as a leading life sciences cluster and delivering lasting economic and social value.
