Challenge

The redevelopment sought to reposition an underperforming office building into a modern, flexible workplace for a headquarters tenant, while retaining its Category B Listed façade. Key challenges included improving arrival and ground floor activation, enhancing the atrium as a social hub, rationalising inefficient upper floors impacted by plant and poor glazing, and balancing design ambition with programme and budget constraints.

Solution

G&T delivered Cost Management and Principal Designer & CDM Consultancy Services, enabling an early start on site through a two-stage traditional procurement route. Open book tendering with pre agreed contractor margins provided full cost transparency, allowing us to rigorously test value across all packages and advise on key design decisions, including fire protection, finishes and amenity spaces. This approach supported major alterations at upper levels, including a new roof and the conversion of plant space into high quality offices.

Outcome

The scheme has created a high quality, sustainable workplace with enhanced amenity and increased net lettable area. New office floors, upgraded atrium and roof terraces improve occupier experience, while operational carbon net zero performance, EPC A rating and WiredScore ‘Platinum’ certification position the building as a leading example of low carbon, future ready office redevelopment. G&T’s cost and risk management ensured value for money was maintained throughout, balancing design quality with commercial certainty to support successful project delivery.
