Challenge
The project involved refurbishing the Palm Court public area, including the bar and F&B space beneath its distinctive vaulted ceiling, within a fully operational luxury hotel. Maintaining the high standards expected by guests while construction works were undertaken presented a key challenge, requiring careful planning to minimise noise, disruption and operational impacts. At the same time, the client required tight budget control and a realistic programme, with a simplified phasing strategy that would allow the hotel to continue operating throughout the refurbishment.

G&T provided Cost Management and Employer's Agent services, working closely with the client and project team to develop a practical programme and clearly defined phasing strategy. This approach enabled the refurbishment works to be carried out in stages, allowing the hotel to remain operational while construction progressed. Through proactive cost planning, procurement support and ongoing budget monitoring, we helped maintain financial control while coordinating with contractors and hotel operations teams to carefully manage site logistics and minimise disruption to guests and staff.
