Social value is often discussed in terms of frameworks and metrics, but its true impact is best understood through the people and communities it supports. At G&T, we embed social value in our work taking a place-based approach that focuses on skills, opportunity and long-term benefit for the communities connected to our projects.
Creating Meaningful Impact at Ebury Bridge Estate
The regeneration of the Ebury Bridge Estate in Westminster is a clear example of this approach in practice. Working with Westminster City Council, the project is delivering the largest number of new council homes the area has seen in decades. The ambition, however, extends well beyond the delivery of new homes.
By placing residents’ wellbeing and economic opportunity at the heart of the programme, the team is rethinking how regeneration can strengthen community identity and ensure people feel supported as the estate evolves. Engagement activities including Ebury Edge Fest and the Winter Warmer, have helped maintain a sense of connection, opening space for residents to meet the team, share views and stay involved in the changes taking place around them.
Supporting social mobility has also been central to the project. Through work experience, early careers initiatives and partnerships with organisations such as Construction Youth Trust, the project has provided local people with exposure to the built environment and a pathway into future careers. These initiatives help build confidence and practical skills while contributing to the wider effort to address the industry’s growing skills gap.
Fabiola Umar: From Local Resident to Project Management Apprentice
One of the most compelling examples of this impact is the journey of G&T’s Fabiola Umar. Having grown up on the Ebury Bridge Estate, Fabiola had always been aware of the significant role development plays in shaping a community. In 2022, she attended Construction Youth Trust’s Building Future Skills day - an event G&T supported to help local young people explore careers in the sector.
Her participation led to a work placement with G&T, giving her direct experience of project delivery and a clearer understanding of the opportunities within the industry. In 2023, she joined G&T as a Project Management apprentice and is now contributing to the very regeneration programme that first introduced her to the built environment. She has made significant contributions to the firm, even offering a behind-the-scenes look at her work in a film.
Fabiola’s story has since been shared more widely. She featured in the London Property Alliance’s Social Value in the Built Environment and, most recently, in the Westminster Property Association (WPA) shown at the Association’s 2025 Annual Lunch. In the film, she highlights the importance of ensuring that development gives back to the communities it touches. Her words capture the essence of what meaningful, long-term social value can achieve.
