Challenge
The project involves the redevelopment of 33-35 Piccadilly to deliver a new office building on a highly constrained central London site. Located in an area of exceptionally high footfall, the scheme requires the demolition of an existing office building, excavation of two storeys below ground and construction of a new building with a precast façade. Managing public safety, site logistics, below-ground works and construction activity within such a busy urban environment presents significant technical, commercial and health and safety challenges.
Solution
G&T is supporting The Crown Estate with Cost Management, Principal Designer & CDM Consultancy and Client CDM Advisory services, helping to guide the project through demolition, excavation and construction. Through monthly CDM compliance inspections, we provide ongoing oversight of construction activity by Kier Group, helping to monitor health and safety performance and support statutory compliance. Alongside this, our cost management role helps maintain commercial control as the scheme progresses through a complex and constrained delivery environment.
Outcome
The project is transforming a constrained Piccadilly site into a new commercial office building, unlocking value in a prominent West End location while managing the risks associated with construction in a high-footfall area. G&T’s input is helping The Crown Estate maintain confidence in safe, compliant and cost-controlled delivery throughout the works. Once complete, the scheme will provide modern office accommodation in the heart of London, delivered through careful planning, robust oversight and coordinated project control.
