Edge, in partnership with Goldman Sachs Asset Management and its funding partners, set out to deliver a landmark 28-storey, 400,000 sq ft office tower on St Thomas Street adjacent to London Bridge Station. The development was conceived as a best-in-class commercial workplace, targeting BREEAM 'Outstanding' and WELL 'Platinum' certifications while establishing new standards for sustainability, occupier wellbeing and smart building technology. The scheme incorporated a hybrid structural approach, including floors partially constructed from cross-laminated timber (CLT), demonstrating the potential for mass timber solutions to reduce embodied carbon within large-scale commercial developments. The project also required the successful delivery of a highly complex design on a constrained urban site, whilst carefully managing construction impacts and minimising disruption to the surrounding community and transport infrastructure.

G&T is providing Cost Management, Project Management, Employer's Agent, Construction & Property Tax Advice and Principal Designer & CDM Consultancy services to oversee the development of EDGE London Bridge. The building's design, by Pilbrow & Partners has been developed to maximise natural light, provide generous floor-to-ceiling heights and deliver a highly adaptable floorplate capable of accommodating a range of occupier requirements, including a 150-person auditorium. Smart technologies, such as underfloor air distribution, chilled ceiling panels and sensors for real-time monitoring, were integrated to enhance energy efficiency and occupant comfort. The development also includes a new public park, planted balconies and extensive cycling facilities, promoting sustainable transport and community engagement.

Upon completion, EDGE London Bridge will stand as a benchmark for sustainable office development in London, achieving BREEAM 'Outstanding' and WELL Platinum as well as NABERS 5* certifications. The building's innovative design and smart technologies will provide a healthy, efficient workspace, while the inclusion of public amenities and green spaces will contribute to the revitalisation of the London Bridge area. G&T's multidisciplinary expertise ensured the successful delivery of a complex project that balances environmental responsibility with occupant wellbeing.
